From Indianapolis, Go to either Morgantown or Nashville, IN. Take SR 135 to Bean Blossom. Take SR 45 west of Bean Blossom approximately 5 miles to auction sign. Turn right on Branstetter Road. Follow Branstetter Road, which changes to Bear Creek Road, past the auction tract signs to Bear Creek Church.
From Bloomington: Take SR 45 northeast past Lake Lemon and proceed to Trevlac. At the east edge of Trevlac, turn north on West Lower Bear Creek Road and follow it .4 miles north to the junction of Bear Creek Road. Turn left and proceed on Bear Creek Road past auction tract signs to Bear Creek Church.

PROPERTY DESCRIPTION:

AUCTION TERMS & CONDITIONS:
Procedure: There will be open bidding on the tracts in increments determined by the auctioneer.
Acceptance of Bid Prices: The successful bidder will be required to enter into a purchase agreement at the auction site immediately following the close of the auction.
Buyer's Premium: A three percent (3%) Buyer's premium will be added to the successful bid to determine the Contract Purchase Price.
Down Payment: 10% down payment on the day of auction with the balance in cash at closing. The down payment shall be in the form of cash, cashiers check, personal check, or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
Closing: The balance of the purchase price is due at closing, which shall take place 30 days after the date of the auction or as soon thereafter as applicable closing documents are completed. Costs for an administered closing shall be shared 50:50 between Buyer and Seller.
Evidence of Title: Seller shall pay for an owner's title insurance policy in the amount of the purchase price.
Possession: Possession shall be the day of closing.
Real Estate Taxes: Prorated
Survey: A survey where the corner markers are set shall be furnished. The cost of the survey shall be shared 50:50 by the Seller and the Buyer. The survey shall (1) show the location of all improvements and easements, and (2) show the flood zone designation of the Property.
