    Auctioneer's Note: This is a very beautiful property which would be ideal for a church or youth retreat, company retreat or a hunt club. The owner told me that almost every time he goes to the property, he will see deer and/or turkey on site. A must see to appreciate this secluded retreat.

    Tract 1: A 35+/-οΎ­ acre wooded tract of land with frontage on CR 1050 S. This property has a cabin with sleeping quarters, kitchenette, living room, shower, restroom and front deck that over looks the pond. There are (3) 24'x36'x9' wood frame buildings with concrete floors, lights and could be used for sleeping quarters, meeting rooms or set up for serving food. Also, there is a 24'x36'x9' bath house with restrooms. There is also a 30'x54'x16' wood frame tool shed with metal siding and room. It has concrete floor, lights and a 16'x16' slider door. Note: Each building has a 100 amp service and a 400 amp total service, all underground. This property has a dug pond stocked with fish and is 11' deep in the spring time.     AUCTION TERMS & CONDITIONS:


    PROCEDURE: The property will be offered in 1 individual tract.

    BUYER'S PREMIUM: A 5% Buyer's Premium will be added to the final bid price and included in the contract purchase price.

    DOWN PAYMENT: 10% down payment on the day of auction for individual tracts or combinations of tracts. The down payment may be made in the form of cash, cashier's check, personal check, or corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

    APPROVAL OF BID PRICES: The successful bidder will be required to enter into a Purchase Agreement at the auction site immediately following the close of the auction. The final bid price is subject to the Sellers' acceptance or rejection.

    EVIDENCE OF TITLE: Seller shall provide an owner's title insurance policy in the amount of the purchase price.

    CLOSING: Closing shall take place 15 days after presentation of marketable title.

    POSSESSION: At closing. With an additional 10% down the Buyer may have immediate possession.

    REAL ESTATE TAXES: Taxes shall be pro-rated to day of closing. 06 pay 07 were $1,209.11. Note included an extra 10 acres. Ditch taxes $11.25.

    SURVEY: The Seller shall determine any need for a new survey. Any new survey provided shall be for the perimeter only. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres. The survey costs shall be shared 50:50 between Buyer and Seller.

    EASEMENTS: The sale of the property is subject to any and all easements of record.
