    PROPERTY LOCATION:
    From the junction of State Hwy. #37 and St. Joe Center Road, turn north on St. Joe Center Road and follow curve approximately 100 yards to Schwartz Road.     Tract 1: 7.4+/- Acres. This tract is all tillable except for Schwartz Road right of way. Morley, Blount & Pewamo soil types. With a nice elevated building site and a potential pond site. Tract has approximately 275' of frontage on Schwartz Road and approximately 1250' deep. The tract is well fenced for livestock.
    Tract 2: 18.1+/- Acres. This tract has approximately 12 acres of level tillable farm land approximately 50% Blount soil type with approximately 25% Morley soils and 25% Pewamo soils. This tract also has 6+/- acres of woods. Because this isolated wood lot has several surrounding ponds, it has become a deer sanctuary.     Detailed Building Information

The main floor is 28'x63' and the upper level is 24'x28' and a 15'x16' completely remodeled inside and out. Completed in 2002 all new roof, siding and windows.     AUCTION TERMS & CONDITIONS:

    PROCEDURE: Tracts 1-4 will be offered in individual tracts. There will be open bidding on all tracts and combinations during the auction as determined by the auctioneer. The property will be sold in the manner resulting in the highest total sale price.
    DOWN PAYMENT: 10% of the accepted bid as down payment on the day the auction with balance in cash at closing. The down payment may be in the form of cash, cashier's check, personal check or corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.
    APPROVAL OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers acceptance or rejection.
    DEED: Sellers will provide a warranty deed.
    EVIDENCE OF TITLE: Sellers will provide title insurance in the amount of the purchase price.
    CLOSING: Closing shall take place 15 days after proof of merchantable title.
    POSSESSION: At closing on bare land tracts. Tract 4 with home and buildings will be 30 days after closing if needed. However, it is the wishes of the Seller to remain on the property until school is out in mid May. The Seller is willing to credit the Buyer $5,000.00 at closing for rent during this period. The hay and corn crop will be retained by the Seller.
    REAL ESTATE TAXES: Will be prorated to the date of closing.
    SURVEY: The Sellers shall determine any need for a new survey. Any new survey provided shall be for the perimeter only, when tracts are combined. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres, except on Tract 4 with buildings. The survey costs shall be shared 50:50 between Buyer(s) and Sellers.
    EASEMENTS: The sale of the property is subject to any and all easements of record.
